Architectural Review CommitteeSpring is well on its way and as everything begins to pop up so do applications to the ARC. We want to remind homeowners that all modifications to the property need to be submitted for review prior to the work being started. This includes painting, decks, window replacements, residing, etc. The ARC has 30 days from the time we receive an application to review it. The reason is so we can group several reviews together at one time. This time frame is stipulated in the by laws of the homeowners association. Also, applications need to be submitted to the management company. The management company is clearing house and holder of the records of the homeowners association. Guideline ChangesThe guidelines have not really changed much; rather they are reorganized for easier reference and also to be more of a stand-alone handout as opposed to a being buried within the covenants. The guidelines have been reformatted into 5 distinct sections, with 3 appendix attachments at the end. The major revisions to the guidelines are as follows:
Maintenance GuidelinesOver the last several months a common request to the Board of Directors has been for Kingstream to better enforce the maintenance of homeownerÕs property as required by the guidelines. The ARC noted that there really was not a ÒmaintenanceÓ list but the guidelines require property to be maintained. This past winter the ARC created a set of maintenance guidelines for homes and property. It simply puts the common sense maintenance requirements into a single list for all to have and utilize. The list will become part of the ARC guidelines. The management company will use this when reviewing the neighborhood for meeting guideline requirements and for maintaining the property. Outside LightingAnother reminder is that it is very important to keep our post and porch lights operational since our community does not have streetlights. The post light fixture and the electric eye may need replacement as they age. Also replace the bulbs whenever necessary. Remember a well-lit property is less inviting to potential break-ins! |
